The terms for the loan are usually based on the rental income achieved by the property.

  • Commercial buy to mortgage lenders will need a tenant to already occupy the property, or a tenant signed up and ready to occupy the property.

  • The lending criteria also depends on the borrower which includes their asset position as well as experience of owning and letting properties.

  • We would approach lenders depending on the tenants and the lease periods including any break clauses.

High street lenders normally like to see a good tenant on a long lease (e.g. 10 years or more). Therefore if there is a shorter period of the lease of five years or less for the tenancy then this would require  a solid business case to be made for any of the  high street lenders. This can be quite restrictive and not always feasible for clients so we can approach our exclusive broker only niche finance providers.
